Hi @Sam Guba and my hat's off to you for your ambition to have a career that works for you...I think having multiple income streams (esp one from real estate) is the way to go for many people.

@Lydia T.Because when you back out/cancel the contract and the owner loses their house they are going to blame you and thats how lawsuits happenYUP  this is why many states have very strong foreclosure rescue laws.. too many all hat no cattle were tieing up property with unsuspecting sellers only to have the so called wholesaler who is going to solve their problems  fail and they lose the house.. instead of just listing and selling it..  

The agents that have better ratings (which depend on past performance) have a better chance at getting called but you have to put your hat in the ring to get a chance in the first place.

I've also had potential partnerships fall apart because I insisted on paperwork hat says I would be reimbursed my rate for the rehab. 

So I tip my hat for your accomplishment.

Realistically, I spend more time putting out fires wearing my investor hat.  

Obviously, we will each have to fill many hats and will likely have input in each role.I appreciate any feedback or suggestions!
