With that said Winter Garden is very close to Winter Garden.Also proporties in Norman are cheaper than the other markets because it is not as saturated with investors.Another thing that I am worried about is global warming and its affects on markets.

Inside the perimeter is saturated however there are pockets that are appreciating. 

I am happy you took the plunge and see the fruits of your labor go further versus this over saturated and over regulated state we live in.

Well in theory you could do that....but won't nearly every other STR turn into MTR and saturate a relatively small market.   

I don't know if the market is saturated for short term rentals. 

This will allow you to saturate particular areas with marketing.

Downtown apartments will saturate soon.Scranton is the play, prices are moving quickly.
