In my experience, the best agents are those recommended via word-of-mouth by other people I trust who are also in real estate, especially if the agent is newer. 

Not for anyone else.As they say in Texas, "cowboy up" on this one and maybe she will seek "happier and crazier trails."

At the end of the day..banks need to lend to make money so what could change is maybe it will cost more in fees to do the cash out refi or maybe they tighten up certain restrictions but best way call some local banks and hear it from the horses mouth

I have a feeling if you kept this away from your landlord and they found out after a month there will be a bad after taste in your landlords mouth.

Now that I have found what works for me and is best suited to my situation, I couldn't be happier and my mind is at ease and I have confidence in what I am doing.My bread and butter is to invest locally in multi-unit properties that are suited to Section 8 tenants.

Manually tweaking pricing is also not great timing since I'm now seeing a massive pent-up demand as folks come off quarantine and are frothing at the mouth to get out of Dodge and indulge in regional staycations away from urban hotspots. 

As you progressed, did word of mouth do it for you, or did you start a campaign of some kind?

However, bad mouthing my business especially online is something I don't tolerate.
