Many companies, especially the ones that could help you with alternative loan programs, are licenced in multiple states or nationwide and US territories. 

Some molds even create the toxins to kill other molds ... thereby allowing them to invade the 2nd mold's territory.

I believe I am ready to take the plunge into REI with all I have learned from my studying.I currently reside in the SF Bay Area, CA (San Jose to be exact) and thus it will be difficult (near impossible) to find REI properties that cash flow well (10%+ cap/25%+ COCR) in my home territory.

If I want to maximise each available loan without going into jumbo loan territory ($424k limit) it would be ideal to find a property that costs around $400k with a combined rent of at least $4000 a month to meet the 1% rule.Where do these exist? 

I'm sure this comes with the territory of knowing them well, because we see them so often.

Some annoyances just come with the territory.

I still get burned pretty regularly by these yahoos, but I use cheap guys and it kinda comes with the territory. 

The key, and this is most certainly invading Captain Obvious territory, is the expertise/experience of speakers.
