If you are contemplating doing more than one loan, do it as an LLC amoung the partners with the LLC loaning the money to you as suggested above.The fact that they are friends has no bearing on the arrangment as to a lending or pooling of funds to the SEC.

If you are contemplating selling it, take the hit on capital gains but then offset those gains with something else - you would do that if you can show corresponding loss (passive or active depending on whether you qualify as REP).

I have contemplated turning a building on my property into Airbnb, buying properties, buying land, even something like a vending machine business, etc, etc...the latest is buying a camper trailer and putting it on my property for an Airbnb. 

I have decided it's my cycle of learning and that I just have to be patient with myself, allowing  a day or two of contemplation when I am stuck, instead of beating up on myself.

However, you should note that the path you are contemplating (a CA LLC + whatever it takes for it to do business in Nevada) may be needlessly expensive.
