Hey @Garlin Smith -- I'm not a "turnkey provider" per se, but do have a SFH I remodeled last year in an "higher-than-average" appreciating area of INDY with a great renter in place that I'll be looking to unload in the next few months to free up some cash for other projects. 

All the building inspector has to do is walk to his car and he can see my only available loading/unloading point.

I don't think it will affect framing lumber as much as drywall/insulation.

Now they are trying to unload the properties and hand off the headache.

If we can do this with a duplex, why can't we do it with a larger deal...Fast forward 2 months, our property manager calls us and says I have a family here that is looking to unload their portfolio.  

Usually the owner is trying to unload a problem property, or he's hoping to take it back through foreclosure some time in the future.    

It is important for us to pull our money out so we can achieve our goal of the amount of rental units we want to own.We met with a realtor yesterday who said she knew an investor trying to unload his portfolio. 

I really like the fridge placement- having a fridge close to the door always makes for easy access when unloading groceries and it makes sense for those of us that like to do a lot of out door entertaining.

Lumber yards are the best place to find a contractor.

If you just want to unload it and move on I may be interested or can find someone to buy just let me know.
