You have to invest where it makes sense for your goals.Everyone's are different and, if you're making progress, your goals will likely evolve over time.Out of state investing is perceived to be harder because it's not as easy to be at the scene if/when things get challenging. 

@Yvette Owo I am an Airbnb host and if I were to decide to use a property management company, I would use Evolve.

I am open to options as such, i currently have 2 STRs ( Jersey shore & Poconos ) i manage 1 and contract with Evolve to manage the one in Poconos.

Is not to use a company like evolve or vacasa, because they have very mixed reviews and often only do the easy online stuff not the on the ground stuff. also using a property management company can be expensive and they're not always good at what they do and it may even be hard to find them.In my opinion, the best of the have short-term rentals  not far for you, because they're a lot of issues in the beginning you cannot imagine. 

Most likely starting in PT is ideal, right, with potential to grow and evolve over time. 

Definitely a great question to ask around different management groups, but this is typically only the case with large management groups like Evolve and Vacasa.

I think for me a business plan would help give me some direction and even if it evolves over time I think its a good place to start.

I guess it's more of a business than investing, but I do agree that it will evolve over time because i am interested in eventually investing in Buy and Holds.
