Even though I want to focus on wealth creation through buy and hold, seems to me like a better option would be to focus on profitable flipping to fund wealth creation, and sacrifice a little ROI on buy and holds by letting a turnkey company find some stable CF for you.

Flips seem to make the most sense for quicker income and cash generation and can turn into a rental if they don't sell quick enough, I know multi family can be great for longer term wealth creation though...

The first step however is narrowing down what kind of property you want and then looking for the right fit for location and your goals.If your really busy with your business you don't want little houses scattered across all of creation using varying property managers you have to keep track off.That creates problems and distracts you from your business.I don't call that investing but a headache.Many buy little houses not because it is better than other types but because it is a low entry point for real estate investing for many to start with.If you have cash already you do not have to start there.

The street is entirely multi-family, duplex to triplex properties.The 5 parcels include two side-by-side oversized parcels that can each be split in half to create a new "normal" parcel for a net 11 parcels on the street.This new parcel has enough space to construct a new duplex with parking/back yard/etc.With the sale of the original 5 of 10 parcels plus the creation of the 11th, if purchased this would give me control of 6/11 parcels on this street.

Perhaps I could clarify - putting a price on long-standing personal relationships is difficult, and all i was advocating was the creation of a professional appendix of sorts for an uncle-nephew partnership without over-complicating it with percentages this early on.
