I think that's why I love real estate, it really is a combination between numbers and visual appeal :)   I'm currently looking for a team and/or partner up with, and can do either flips and/or landlording.   

Work required involves pulling up carpet in favor of new floors, updating one bathroom, and updating the kitchen.Here's the potential deal breaker: this neighborhood has a very defined split price for FMV based on all the old charming houses whose original owners are moving to assisted care or passing away vs the FMV for the newly rehabbed houses.

Turns out he went to jail after kidnapping and beating his ex-girlfriend and her new lover damn near to death (the guy is now in prison for life, so I guess he's done paying his rent...)Turns out the incident happened a few weeks after the 1st quarter inspection, so the place was vacant for almost 3 months without me or management knowing.  3 months is PLENTY of time for multiple groups of squatters to run through it, neighborhood kids to have their way with the place, etc... 

If you love real estate investing and plan on doing it full time then by all means get yourself educated.A mentor will speed up your learning and help you to avoid mistakes.

Lastly, what are some tricks you've used to get your lover excited about investing?

I love that you kept the vintage charm, like the detail over the sink, but updated it.

Easiest, most generic: leave a legacy using real estate as the foundation...To do: fix and flip single family, fix and hold multi...Lover of Batman, Bourne, training for the zombie apocalypse, and Cleveland sports...Would love to learn from all you real estate doers.

Either he or she or they, probably him, got mad and took it out on the property, if you knew about it sometime ago, you should have terminated the lease, committing a crime or assault or having a lover's spat isn't a free card to destroy the property anywhere.
