Definitely nice to have a low risk property for the learning curve.The few big mistakes would probably be having a big bubble/wave in the kitchen vinyl and losing the title in the move and not finding out till the day of the sale.

I'm new to investing, but not new to real estate; I'm well aware that the agent really is there for the seller, not the buyer - and as a newbie investor I seem to be having a difficult time finding a realtor who is investor "friendly" - who won't leak your info or strategy to the seller and therefore blow the deal (which just happened); or who won't try to stick you with commissions they did not earn.

That's key to expanding your network.Also, you would create a LLC for the property that you are syndicating - the investors would be have a share of the LLC based on the amount invested and you would have a share for being the managing member.

If you're worth millions, then you should be having this conversation with your lawyer and not waste your time with advice from someone internet guy who may or may not know what he's talking about (even if I did handle claims for an insurance company in my previous career).Having said that, you can bump your limits up by a million and then add an umbrella policy which would provide excess coverage to all of your policies (home, car, investment property).
