. :)Usually, the bigger the deal, the more sophisticated the operator is, and thus better records.So if you're doing more smaller deals, you may have to settle for less, but you can try and get creative during due diligence to verify your underwriting assumptions, like knocking on those same doors and getting a signed estoppel. :)James

So if you ever buy a home and the appraised value comes back in very low ( make sure to verify with other legit comps that the home is worth what you are contracted to buy it for ) you could file a BBB complaint and possibly get the value corrected.

It all varies by lender.As far as the process goes, you and the property would be underwritten in a similar way as a normal loan would go to verify the ARV of the property and your financial situation as well.

I found out that Quicken Loans was having a "cyber monday deal" that offered identical interest and terms as the credit union deal I was working on, but offered closing costs that were about $2k lower.
