I have my Chart of Accounts set up to mirror the Schedule E, so come tax time, I'm handing my CPA a report with all the info in a ready-to-use format that saves him some work which saves me some money.My other suggestion would be to not allow yourself to watch HTGV until your books are updated. :)

Here is a sample of an actual business plan for buying, renovating & reselling/refinancing an apartment complex with the address of the complex excluded to protect the innocent.I have found the better you can articulate your plan of action and how you will execute on that plan the easier it is to get $$$$.We have been buying and creating business plans for years and because of that we have built a little at a time into a pretty comprehensive plan.You probably don't need something as comprehensive as this but you may be able to take the table of contents and use the main headings as a starting point for your own plan.Here is the link with the hyperlink https://gii.box.com/s/hb6to0yv2ljg6k2vvar9 to the document.

uwe..i did a quick search on the web..i'm sure you have come across this already,but in case you have not, here it is..this website says you need a Individual Taxpayer Identification Number (ITIN), as opposed to a SSN or EIN...the ITIN is exactly for people like you who are not eligible for a SSN, but still have to pay taxes by law....this link from the government could help possibly http://www.irs.gov/individuals/article/0,,id=96287,00.html#what sorry...i do not know how to hyperlink yet, just put that in your web browser though...also it says you need an address in the state in which you file, that's not a po box..have you figured that out yet?
