I'm contemplating on quitting my job here to jump with both feet in and become a full time real estate agent to start off my REI career. 

I have family in the area and am contemplating an investment property around Baylor, in which the property would be rented by the room.

I am contemplating my letter that I am going to write to the owners and what angle to take.

However, I was contemplating using zillow or some of the other companies that use multiple lenders to find the best rate.  

The few out there have a policy set up to contemplate the 3 different exposures, vacant, rehabbing and rented.   

A few contracts failed when the seller showed events of default, if they can't show that from payments not being made (30 + days) the contract contemplated will generally stand.Is it poor practice?

And Troy Cole , I've actually been contempllating  going to law school, would it be possible for me to go to law school while wholesaling/ investing in real estate?

@Pamela Soto congrats on passing your test - I am almost there myself and contemplating whether to hang the license or not . . because of wholesaling. 

I've contemplated this myself and have analyzed the numbers.

But I think my partner is contemplating making the quick sale and moving on to the next deal with much less work/risk involved than a multi-month rehab.
