I'm active duty military as well.Seller Financing: I would finance through seller and pay for rehab costs out of my own pocket, but I would be limited to only 80k I could put to use.My concerns are whether this deal makes sense and would be worth the undertaking given my current status: 80k budget on rehab and active duty military.

I have prior experience with remodeling homes before undertaking this project, but it's one of those things that you learn as you go...fortunately enough I have done other projects in the past that gave me the confidence I needed to do it.

@Shawn Ding - I actually had renderings of the property and planned floor plans created by a graphic designer and used those to lease up units while we were under construction.

The property is in an area that I consider to be up and coming, so I'm planning on letting the neighborhood continue to appreciate before undertaking this project.  

Not sure I want to undertake all that plus finding new tenants though.

As for BRRRR'ing, I don't know if I would want my kids would to undertake something of that magnitude with their grandparents money!
