In the span of 48 hours or less, I find out: LA county just upped rent control from 3% to 4%, and they just banned the better part of ALL vacation rentals- AirBnB, VRBO, short-term period, etc.- for investment properties, and capped owner-occupied property rentals to a certain number of days per year.4% works well for me as a landlord, bad for me as a renter.

In a very short span of time I've built a tremendous amount of wealth for myself, fantastic cash flow, and I have a selection of properties to stay in if I want to - and I started while working a full time job on the other side of the country.

I wonder, in a "normal" market, or maybe better described as a market not heading on a downward trend - if only static, how many houses over a year to two year's time span are sold for more than the market says they are worth?

They're LVL's or Laminated Veneer Lumber and are stronger than standard milled lumber, which means you can use a smaller joist to achieve the same span.

Also note that Garner addresses span 2 counties and some analysis does not include Johnson county parcels.

I took each item that was likely to need to be replaced and put a life span range on it. 

Not saying that this is a good investment or not specifically, but that generally investors in CA (and everywhere IMO) need to consider ALL of the profit centers of RE, and consider them over the full life span of the investment.
