Just make sure the properties are somewhat similar and the transactions have occurred within a reasonable time frame (less than a year maybe).I've never heard of Airmont, NY (no offense) so if I had to guess it'd be like 9%??

For a criminal to shoot or rob someone at a motel would not only be risky, but would totally prevent a clean getaway, as there is pretty much always a random guests who also happens to be smoking or walking outside who can see things.
