The primary lender is going to want to see some of your own cash into the deal.If you can orchestrate a deal like you're contemplating, all the money would go to the title company and be disbursed at closing.

I'm aware of others contemplating the same thing.

I am contemplating starting a partnership with 10 investors at $50,000 each to raise $500,000 to be used to acquire, renovate and re-sell residential homes.
