Said differently, for a new comer to MF, is it reasonable expectation to be able to get in multi-family while working full time and how long in today's market (and I know this is a very generic term but I'm open to any geography) would it take to secure one, two (or more) multi-family properties.

I just reply with a canned message that the details on the unit are listed in the online listing..... specific questions can be answer at the open house on X date ( I only do group open house style showings, NOT individual)... still get the same generic questions that can be answered if they actually read the listingI don't take applications until they show up at the open house.

What I'm thinking so far is very generic: "Hello XXXXXXXXXX, We are actively seeking B and C class multifamily properties.

I was not worried about anyone complaining that my properties are not "as is described", but I WAS worried about the vague and generic "for any other reason" clause. 

You do not want to look like a hotel, all sterile, with crappy generic pictures and furniture that you've seen a hundred times.

Your mileage may vary with a more generic property.
