I'd like to witness your first new const if you don't mind. :)

I'm not suggesting that they are, but I'm curious as to the market forces you are witnessing that would cause you to say that.

The problem that i have witnessed is that many folks are not willing to save the money, to do the work necessary to be successful in RE and are not willing to make the sacrifices necessary to create a happy retirement.

I am currently witnessing the latter with my friend's addition(over 2yrs in the making). 

consider proximity to an airport wit reasonable fares,  Manty and Trivers (local speak) are a Hike to Milwaukee Airport, and Green Bay is quite expensive to fly out of. just a thought, Unless you fall into a great deal, a $50-70K 4plex is gona be pretty rough,  both in condition and location, get familiar with the areas, and if you do settle in Manty, Just remember its Cooler Near the Lake, not sunglasses and board shorts cooler, like 50 degrees in late June, and 20 miles west its 80 degrees. just considerations.  

Unfortunately, @Stephen Schoon and @Ed W., It it too short notice for me to make it tomorrow night, but do these meetings happen regularly?
