It makes a really good case for the area's resilience. 

We are most concerned with out assets with more blue collar and lower income residents (C and B- assets).Multifamily is still recession resilient but I'm not sure anything is pandemic resilient. 

Overall, Austin’s economy and housing market look to be resilient during this uncertain time.

It really depends on how long this will crisis will run.Personally, if we can get out in the same time period as China, the hit on real estate won't be that big (showing how resilient RE is).

Anyone can run a short-term rental business during good times, but the hard times quickly differentiate the real players versus the amateurs.Do you have the resourcefulness and emotional resilience to successfully operate during the hard times?

The market is proving to be resilient here in terms of valuation.

In terms of a real estate portfolio, the question always is: how resiliant is your beusiness in comparison to the average benchmark.If your business is financially more resilliant than the average, by the time you default, it does not really matter anymore - at that point my friend with the 12 months of canned beans in his basement was right.

 In the past we have endured many hardships that we have been put through but I would say currently is the ultimate test of resilience in the face of adversity and some of us have made the necessary monetary nest eggs to weather the toughest days ahead.
