I'm not using that term negatively, as I believe that they are filling a need - the alternative for those tenants may be homeless shelters or living under a bridge.

They are major BRRRR projects with the main exit strategy being to hold as medium term rentals.

But as long as it's marketed properly and not way over market price, you will get a decent amount of prospects and should rent it out within 2-4 weeks.
