Change orders are going to happen, but by needing approval from you before they move forward, this allows you to control expenses better and/or make adjustments in the SOW so that you can stay on track and on budget.

It's sad, we all love our pets, but this is out of control.

@Earl White rent control and relocation costs equals NOT landlord friendly in my opinion.

Rent control laws in LA are a little scary to me.

Id recommend the single-family rental because you have more control and you don't need to worry about some greedy operator screwing it up 

I will be buying a multifamily property in a landlord-friendly state without any rent control.

I don't observe too many people buying multi-family in the Bay Area with our rent control laws but there are deals here. 

Flipping remotely is even a worse idea - you have no control over the scene and will likely be exploited because of it.
