I had a new first year law student move into one of the little studios I managed.  

My current tenant now only occupies 4 of the bedrooms.NumbersCurrent rent - $2500If I split into 2 units, unit 1 (4 bd 1 ba) would rent for $1800-1900 and unit 2 (studio 1 bd 1 ba) would rent for $1100-1200.

I am considering adding a small studio (attached junior adu) of about 264 sq feet to my home in San Jose.

I took that money and purchased a larger single family home further out in the valley, it made my commute longer but I listen to Bigger Pockets audio books now to pass the time. 

In the mean time, build a one-room or studio dwelling on the property as well, and then after a year move back to FL.Really wondering if there's a quicker option than "work for a few years to make money and then start." 

They were paying over 900 for a studio last I checked

Although I have been to some Princeton homes with "pool houses" or "guest houses" that were equivalent to nice studio apartments!

I've personally (built) owned, sold and operated everything from a $125k studio shack that grossed $3500/month to a $1.5M oceanfront generating $165k/year.

It’s 11 studio units and 1/2 of the units need renovation.
