If the units are identical then 50% of the sales price would be allocated to primary residence and 50% to investment. 

After my share of CON-tractor stories, I only hire licensed/insured professionals in good standing with the state of Florida and who have at least 2-3 good referrals I can verify.

(Make sure none are illegal reasons)  Lets say one person does not want to rent until Dec 1, when the property is available 11/15, or another didn't complete the application completely or you are having trouble verifying the information on the application. 

Assuming that she has the verifiable income then this is easy, if she doesn't, I'm pretty sure she's going to be really upset.   

Meaning the duplex I got for $40k, its identical neighbor sold for $79k, 2 weeks ago. 

I talked to a RE agent at an open house in Belair-Edison and she independently verified that rent range for a row house in that neighborhood.  

I know where they live so why should they not know where I live.I have been on internet forums for 15+ years and have tried to never provided any accurate information that would give away my identity.

Could be related to misreported accounts, credit report errors, identity theft, divorce that included joint accounts, or even legitimate accounts that had been settled or could be paid off quickly.We've had terrific long term tenants who messed up their credit history and were forced to become long-term renters since they would never qualify for a home mortgage. 

I certainly feel unsure of many of my comments and suggestions a lot of the time and try my best to serve it as a trust but verify type of approach.
