If you have three or four SFR, in one territory, it's not business viable to have one on salary.

In other words how do you  SUCCESSFULLY spend money in unknown territory?

I appreciate any advice as we are still “wet behind the ears” and navigating new territory.

It's all about getting the right tenant in there, a bad apple can cause you trouble but it goes with the territory, that's how you learn, by doing.

This was part of my territory back in my AC Nielsen /  Dunn & Bradstreet days but I really did not pay attention too much working for Phillip Morris and such we did not cover REI.   

As for sub2's, you might be buying sub2's yourself, can be dicey territory and you better have all the proper disclosures with the sellers, but you don't ever want be Selling sub2, and most certainly not trying to assign a sub2.

What is mainly holding me back at this time is This is all unfamiliar territory.
