Replace shower surround, repainted bathtub, and plumbing (professionally). 

However, they will not hold up to tenant abuse, you will be at least touching up if not totally repainting fairly often.

That way it is easier for you to come back to repaint.

My new tenant is asking me to repaint the house before she moves in.

But you need it done fast to keep down holding costs and get it rented or turned, so I have to sub stuff out to specialty guys, so forgive me if I raise my rates a bit because it pisses me off when the carpet guy gets paid more than my guys, and my guys have to repaint all the base because they beat the crap out of it with kickers, stretchers, and edge trimmers.

My PM recommends a full exterior repaint as there are too many patches and I want to avoid a high expense right now.

I currently have a house that is going to need ALL of the rooms repainted upon move out.

I know I wont be able to do anything major, but i was hoping to fix the kitchen and or restroom. maybe re paint the house and some rooms.

With the $$, I repainted the whole house ($3-4), fixed the cracked kitchen floor tile (2k), removed a living room/dining room wall and built a granite bar island with rolling trash storage (2k), built another br out of a den (1k), insulated (2k), bought washer/dryer/fridge/microwave like new off craigslist ($1.5k) and furnished the common areas with basics (sofa, tv, desk) and some rooms (twin bed, dresser - also CL).

I assume just repainting, floors, light kitchen and bath work for that price?
