I have found national level coaching to be generic and lame.  

If you're using a generic email service, they don't really think you are tech savvy. 

The generic 1-2 page leases only cover the basics.

when you make an offer in writing do you just use a generic form and put in your writing what you expect  

We all grow and evolve so I try to not set generic assumptions on things that need to be evaluated case by case like when to decide to exit an asset.

Some of the free rental sites don't allow a tenant to ask any specific questions; you'll just get a generic email asking for more info.

And I totally agree that any FAQ will be to generic and force more specific questions off them then accomplishing anything beneficial from a potential buyer who really analyzes deep into deals and the numbers and legal contracts they sign. 

A GRM of 10 is a generic Midwest number where in SF/Hawaii it can be in the teens, twenties and up.

@Zach RobbinsBLUF: Make it less generic and throw in some reasons why they should choose youLetter is a bit simple and doesn't adhere to marketing/sales in that it's all about you and no WIIFM (what's in it for me) for the seller.Do not include seller financing, that's not a big plus to most people.Think from the seller's perspective, why should they choose you versus someone else.
