If you are willing to spend the time and money to fight the IRS you might want to give it a go, but I have found that to be an extremely frustrating and futile experience, even when I am 100% in the right, let alone in uncharted territory.

But it needs to be 'Oh, I missed that, yeah, I'll pay it (plus a penalty)" territory, not "Uh, honey, I'm gonna be gone for 3-5 years" territory.If it's the second situation, you need  new CPA.

All this might be beyond "newbie" territory, but it's the give-and-take that can make things work.

If I were to invest in San Jose where I live, the cap rate would be closer to 5% and I would be well into the negative cash flow territory even with 25% down.
