This pretty much mirrors the multi family price appreciation. 

Hot tub/sauna off master,  mirror tiles throughout and red velvet bar downstairs no extra charge :)    This one might be a little too much of a fixer for a family,  but point is they are out there.

Housing bubbles are typically only visible in the rear view mirror.

Because they also know how good it all can be, right now there just worried about all the pitfalls you could fall into so once many of those are in rear view mirror, it will be a vastly different situation.

Historically, housing valuations mostly mirror the overall CPI and inflation rate +/- a little, and when things get out of line, there tends to be a correction.
