Basically sounds like you’re putting down an extra $20k for…Him choosing the property (I assume/hope it’s really you both choose or it’s actually to his advantage to pick it, so this I feel can be disregarded.)Him running all the property management. 1) feels like he might get sick of doing all the work and forget why he’s doing it. 2) you’re paying $20k more to not have to do it so how long would it take for property management fees to reach $40k?

It might be a weird time to pick up multifamily rentals since there is a massive apartment complex being built at the moment, but single family should be pretty safe.Also worth mentioning San Antonio is experiencing massive appreciation right now and a portion of that is certain to spill over into the Corpus area based on proximity and a lot of San Antonio residents vacationing there.

The only exit strategies I see is only STR, sell, or go through reserves until vacations would pick back up.While in a more metro area you can convert to MTR or LTR if need be.

I think a more ambitious strategy would be to "flood the zone with value" - specifically, pick a few listings in the geography you are interested in that are being mismanaged and propose your plan to that owner just as an ice breaker.

But it was before and it's picking up again now.Properties are in Washington state, greater Seattle area but not in Seattle proper, not landlord friendly area still....I'm early 40's and tired of being a landlord or being tied to the area I don't want to live in anymore due to having to manage the properties (PM too expensive).

A lot of houses have no windows on the South side and that is for a reason.You didn't say where you live but unless it's the far north, I would pick house #1. 200 extra SF is nice too.....If there is not enough sunlight down the road and it bothers you, you can always add a window on the front, or even easier, put in a Solatube in a central location.
