What types of funding structures have you found most effective for scaling your real estate portfolio?

I found all sorts of things to reference for an eviction including excessive damage to the property, signs of an animal, lack of yard maintenance, oil spill on driveway, smoke detectors removed, the unit smelled of smoke, appliances that came with the unit moved off site ect... 

What I found when I made contact was that they had already received phone calls or letters from 20 other investors.

For those of you managing 100+ units, how have you found your software to help (or maybe not help) with keeping tenants long-term?

I finally found another duplex a few towns over that had been sitting for a while, it was badly advertised.

BP has some great resources and in fact we have found it to offer far more in terms of tools and contacts than a course we paid WAY TOO MUCH for when we started out. 

The under $500k price point will mostly be found in 33611 and 33616. 

Well, the reasons given generally fall into two categories - either tax benefits through an “installment” sale or obtaining an interest rate on their capital greater than what banks are paying.In my 45+ years doing real estate deals, I’ve found maybe once that the tax argument was considered by a seller; further the “greater than bank rate” argument is completely irrelevant because - the proceeds of a property sale were never going into a bank account, at least not most of the proceeds.
