I have a room for rent in a house with one other roommate, and I got a crazy landlord, who also lives there, who is an out of control alcoholic. 

You may not be able to get the tenant out, and do a robust rehab, immediately - which could negatively impact your outlook.

The areas strong economy, rapid population growth, robust downtown, low rehab costs and inventory of deals made it an easy choice.  

But, they generally are monthly meeting opportunities from local people.There are other types that you can find on Meetup.com that might just be a handful of people meeting at a coffee shop to more robust ones with guest speakers.REIA normally have annual memberships, but you can usually go as a guest.

Tax and tip are never included, alcohol is only included on some certificates.

What a $h}t hole.haha, I went to school in Stockton, if it weren't for alcohol weekends would have been excruciatingly boring :wink:

Additionally, many do not consume alcohol or drugs for religious or cultural reasons.The above boarding house is setup as a duplex with the "girls" upstairs and the "boys" downstairs.

They work on volume.Now, with all that said, the fact the large investors are working in the Metroplex is a great indication they expect the rental market to remain robust.  

Any alcohol related offense is career killer for an officer.
