Not sure if this is because it's mandated by law, but I think it provides the strongest paper trail (especially with the Return Receipt Requested) in the event that the tenant refuses delivery, etc.

A delivery service comes twice a week, and they charge 1.75/pound with a minimum of 20 pounds.

Seems you already know the answer, and it sure seems like everybody else has already concurred with that answer, so I'll not bother throwing in my $0.02 worth - but I agree :)I normally don't concern myself with driving record unless their employment situation requires driving - cab driver, truck driver, limo driver, mail delivery, cleaning service, contractor - those types of jobs require driving.

In one case even though the certified mail was restricted delivery, must be signed by the named individual, the wife signed both her notice and her husbands. 

It might not be the greatest read (especially in audiobook format) but the content trumps delivery.

With only 2 stalls, you will have to find a cost effective method of waste cleanup, feed delivery and feeding.Knowing nothing about horses, is probably not a good thing.They need daily feeding (they eat a lot--they eat like a horse), lots of water, exercise and waste removal from their stalls and from the property.They are living creatures that need daily care, with temperaments that can vary by the day.In my experience, the owners are not out cleaning waste, and feeding every day, that in my experience is handled by the stable.Lunging, clipping, washing, training for tricks and etc...as well as riding is done by the owners.To me its more of a business than an investment.Just my 2 cents.

Our messages are now compliant but looks like anything on Verizon is being skipped in the delivery.  

A good contractor in Miami will be ON TIME, will PICK UP YOUR CALLS AND RESPOND QUICKLY, will be REASONABLE, and will FOLLOW THEIR WORD. if they do those things, they are out of the norm here and usually it follows with a good work delivery.
