@Christian Wathne - absolutely -- a consideration for sure -- I'm less worried about cash flow as I am at least breaking even every month with a bit of a cushion (include capex and vacancy adjustment on estimates) -- while extra cash is nice, my strategy is more focused on building equity on the formerly worst houses on the block in appreciating parts of towns, part of the reason I'm looking more seriously at BRRRR now.Thanks again gents - I can always rely on this community, one of the best on the internet for sure!

I’ve worked with Christian Philips at ReMax for almost ten years now for my properties in VB.

I had a big house I'd rented out to a Christian ministry (YWAM) that said they had 14 students. 

I spent the entire day driving around the Columbus (inside the 270 belt) with an agent and have to agree with @Christian Carson and was able to see it first hand.  

What if a bunch of Christians went nuts and killed people over that?

I also like the Pleasant Run and Christian Park areas as well.

It was near my church at the time, Grace Christian Fellowship, very large, and well-maintained for the area.
