His next event is scheduled for October.This has helped me because although I know my #s when it comes to negotiating and I also know my worth, my delivery was not always received well by people I was negotiating with. 

Maybe you can call around/shop around for pricing on flooring, or get chimney sweep quotes, set up appointments, be at the property for deliveries or offer to wait there when the phone/cable/electric company gives a 4 hour window for some kind of service call. 

They are priced competitively at around $250K+ and include ALL utility hookups, trenching, delivery, etc.

It's interesting to know all the things that can go wrong but the problem is that it often leads to analysis paralysis and that's often what stops people from investing in real estate, even in their own backyard.I have to go take delivery of properties in Mexico and my investor-partner can't make it.
