Too many investors execute at an unreasonable pace in the hopes they'll get rich quick. 

Also wasn’t really sure how much a door would be realistic after all expenses would 350 a door be unreasonable to expect from a $750 rental?

It seems unreasonable to ask for a $400 mold test.

Currently in Ontario, Canada, do some of these seem too high or unreasonable? 

I did this for a while back during the foreclosure crisis and asset managers were pretty demanding and sometimes asked for unreasonable things....they'd ask you to do things like turn on utilities and do property maintenance out of your own pocket and would say they would reimburse you, but when all said and done they wouldn't.

People get overly emotional and unreasonable about bugs!

I understand completely what you are saying, but as a former cop when laws, policies and regulations become unreasonable and unworkable, you have find loop holes to get the job done.

That's part of the due diligence and seller is being unreasonable and suspect by not supplying.

And its not unreasonable to expect site built housing will start to give ground to the all manufactured subdivision, and subdivisions where homes are mostly rented rather than sold.
