Let's say you waited until after the tenant moved in to take care of that tree and their car is parked in the drive way or in front of the house, or has toys on the lawn, whatever, and a limb, whether big or small,  falls on their property, bingo you've got a lawsuit.Tenants may say they had to move due to you doing the repair because of the smell or the dust going on or the inconvenience.

**Setting appointments with licensed trades people to evaluate the work already done- to see if we can get it permitted,  or if it all is just a total loss (don't have answers yet, since I will have to make the trip back out there to let them in ).When I look at CAPs on other buildings, price per door, price per square foot, etc. it all seems really all over the place- so I think I must be doing something wrong.Also, I haven't come across any completely vacant buildings like mine either.From what I have read, calls to local prop managers to determine management fees, local rent rates, current taxes...

Think of a foot doctor (specialist) vs. a general doctor (your standard vanilla attorney) I've consulted with a SEC attorney in SOCAL (PM for details) who is very good and can explain the ins and outs of the how the process works.

He said many times they are not ready to sell but by developing a relationship with the owner, when he/she was ready to sell he had a foot in the door.If you're in this for the long term you might want to start reaching out to property owners.
