Pittsburgh, as you already know, is an older City and many homes still standing are from the 1800s with many being renovated to modern amenities while keeping the old charm.  

Or if the price comes in lower than the itemized cost plus quotes and fully encompasses the scope of work, then that's any easy yes as well. 

You could modernize it, keeping the external historic charm, but the inside layout is not geared for modern living -  20' wide grand stairway w/ 16' ceilings just isn't practical in this day and age.

My business plan and goals call for implementing several real estate strategies over the long haul (buy and hold, rehab, lending, etc), so I use the term investor to encompass all of those.
