No qualified commercial loans based on current interest rate and cap rate offered.To solve the problem, either the rate has to come down significantly (probably not going to happen in a few years), or the cap rate has to go up to 10s, which means the price has to be cut by almost half.For those folks that has a maturing commercial mortgage, they can not refinance based on today’s rate.

Based on research it appears Zelle is the only option that does not have a transaction fee for landlords.I did not include maintenance as a category since this can be done easily in a spreadsheet, but all of the options actually had pretty good maintenance and expense tracking.For Tax Support, all of the tools met the minimum for being able to export the financial information.

There's not a good reason to not ask for the allowed rent, the tenants portion generally is based on a percentage of their income not a percentage of rent.

Interest rates and points are not the only criteria upon which to base a decision; length of loan, amortization and if you can get it “loan assumability” especially with no qualifying and no rate escalation could e much more important.
