They are your low hanging fruit.Sharon I totally agree with Sharon - but the majority of houses we walk thru (probate leads)have deferred maintenance, and need upgrades,, makes it sweet for fix n flips.But - i love nice houses as well - I then turn over the lead to my wife - she is a Realtor,she will charm them to get the listing.

Also the house has some quirks--a 1955 Cape with one normal size bedroom and two small bedrooms, small bathrooms that can only fit a 4 foot shower enclosure (no tub, some people care about this, some people do not), detached one car garage...what I will have to overcome is that people in my area spending that much for a house want a big McMansion on their four acres, not a charming 1950s stone cottage.

I have had to be very intentional dressing up either the charm/character of the houses and or keeping rent close to what those new builds are.Overall, I see an influx of rental properties (both in new apartments and in SFRs) so trying to be competitive with rental rates has driven either the rates down in price or flat.
