Most tenant disputes that end up in court revolve around the security deposit.Also, when purchasing a property with inherited tenants, assume the current owner didn't do anything right and get as much documentation as you can on the tenants ( inspection reports, current contact information, payment history, etc.) prior to closing.

There are wholesalers attached to probably 50% of what I fund there are a few companies that are constant repeats in certain markets . and one in particular wanted to sell his wholesale business and what I could determine the owner was making net net net between 300 to 500k a year with multi millions in fixed overhead to get to that number... the rest are a constant revolving door of new names.

This churn affects the bottom line if there is a revolving door effect.I personally speak with my tenants in a respectful and not overbearing business like manner.As a matter of fact I send them a gift card at the end of the year, as my token of appreciation for their subscription to my business success.Don't misinterpret my kindness for weakness, as the tenants are not my friends, just ancillary business partners.
