Even if you view yourself as a passive investor, I always recommend investors take a hands on approach with their earliest properties as it lays a helpful foundation.With respect to turn key operators, I've personally found their objectives to be at conflict with the objectives of investors like yourself.

Hello everyone, in my first 90 days, I took the challenge and found my first investment property with incoming producing tenants.

I do not have any experience with this specific program, however I have bought other software programs he offers and found it very helpful.

I found very few reviews except one that said it requires a $5000 initial investment and the refund policy wasn't stated.All these social media gurus/coaches say basically the same thing with different hooks to get your attention, his being the "cowboy" and they will mentor you 1:1 and walk you through the steps, etc.

After checking the Houston market, I've found that rents are typically only 30% to 50% higher than long-term rental rates, which makes rental arbitrage seem less viable.I'm wondering if these hosts might be exaggerating their profits to sell their expensive courses.

I also hear from a lot of landlords that they aren't interested because it doesn't sound like a "Win" for them.Here is what I've found works - - - - - - - (1) Picking your target correctly Theoretically, you could rent any residential space and Arbitrage it, but realistically you need to find a place where you, a total newbie, can create enough value to begin a partnership.  

I found the lender from a different state by searching lawsuits and matched the one with this builder and their company.

I have found that I need to enjoy it but also that the way that it works needs to resonate with me to where I believe that it will work so that I can go all in on it!
