I have since squashed that issue and had the one long-time visitor sign the lease and become a co-tenant to cover myself. 

I think it will benefit you so you can tell if the dirt cheap multi your looking at is a screaming deal or just a typical home in a bad neighborhood. 

As my trash out crew are riding of everything else I didn't already take....the retarded tenant shows back up and locks herself in the bedroom with her boyfriend, screaming and yelling.

Be sure to do your homework so they can't say the additional people are visitors.

All though I always know I can throw a LOC on it any time want with my commercial bank if I need to pull some cash for a screaming deal   LOL... and I am sure that will happen 

To me it screams newbie fresh out of a seminar.

Some of our visitors are the best tenants you could ever hope for.  

I am just scratching my head at how a duplex in an area I want to be in, at 25K per door (I bought my SFR for 20K about 6 years ago) to me screams that it is a great deal and I would kick myself for not buying it does not cash flow.

Collateral, a closer look will be taken at the appraisal and the lender may visit or at least do a drive-by.
