If you have $5k in a reserve account, but what happens when by some odd coincidence every appliance in the house dies in a six month span, the tenant vacates and it just so happens the carpet is 8 years old an needs replacing before it can be turned over, and the entire place needs a new paint job.

The age of the building(s) alone should not discourage you, but you need to account for how they have been maintained (or not maintained) over their life span and budget required modernization/rehabilitation into your analysis prior to purchase.

Someone feel free to correct meI have read somewhere that the true appreciation of housingover a 300 year span of time has been 1/2 of 1 percent after inflation.I remember researching this on Google, and others believedthe true appreciation, post inflation was a whole One Percent..Buying wholesale is muy importante to avoid disaster :beer: .

The problem with having such a large list, is it is not easy to financially market to all of those people at one time.I would personally take my geographic area and go around 50 miles from my office, this will give you 100 miles span of absentee owners.
