The architecture, job, population, and vibe is really cool.

I have been developing a commercial property in Columbus Ohio and assigned an architectural firm to assist.

My reason for investigating this field is that after helping my oldest daughter graduate with a degree in architecture, and a teenage daughter getting ready to follow her dreams, it would be nice to develop an additional income stream.

The permitting process alone can take up to 3 months and that's assuming you have your architectural plans set.

Account ClosedThe one difference between the syndicated mortgage at which I looked and what I do out of my registered account is the syndicator was pooling funds for Developers early soft costs - zoning, architectural costs, marketing & sales, perhaps site prep - meaning there was nothing in existence yet to secure your funds (other than perhaps a second on the land).  

Here are the details of my situation:Property Purchase:• Condo purchased in Marina Del Rey, CA in 2019 for $1.3 million. 2k sqft, 3bdrm/2ba loft with large outdoor patio. 20ft cielings with industrial/contemporary architecture.

(I know that sounds a bit confusion but since this post isn’t about architectural practice, I won’t go further into that now.

I just did a 21 square roof with gaf weatherwood architectural shingles and middle of the line underlayment for $4000 in materials delivered to roof and about $1000 in traded rent to a roofer tenant (which I only do on my 16 flat roof (3-1 and 2-1), ranch duplex properties).
