It’s definately illegal in unincorporated Clark county (which somehow includes several small towns, I guess they aren’t incorporated.) and within 600’ of an existing Airbnb in Las Vegas.

I still keep some SFRs in my portfolio for the control aspect but not adding to that position.Passive syndication would give you access to experts, niches and geographies you know you should be or want to be in but don't have the time, expertise or even interest to be active.

Hi @Patrick Gault,A lot of this depends on both on your time frame (for your first withdrawal) and how you define "low risk".If you are looking at needing the money in less than a year, the only "low risk" option that I am aware of is keeping it in cash.
