Success may be defined in many ways, but an all encompassing comment like "college is worth every penney" is just plain incorrect.

It's a bit pricey but it worked like a charm and seems to be a great solution for this type of a situation.

Love the charm from that era, pretty arches, cute built in nooks, but look out for the small closets, structural issues behind the walls and subfloors, roof issues. 

You'll love the style of this house with its front wrap around porch, stained support pillars, black metal awning and so much charm you'll bust!

We'd love to salvage these old floors if possible, both for cost and charm...but cat pee is not very charming.

However, when we are done, we will have an updated building which is 50-70% more energy efficient than before, has modern electrical and communications wiring, meets current fire and sound codes, and still retains the charm of its era (10' ceilings, august crown mouldings, etc) .. it will also command 30% better rent and have much lower operating costs then when we acquired it.

The property goes back under contract with new buyers in July 2017 for $155K (Perhaps 3rd time is a charm!).

works like a charm.. but what i do is i close with my own money or a loan etc.then i figure out what to do with it once i own it.. simple as that.those that dont want to sell for what i want to pay ..
