Would it be wise to install a RING doorbell to monitor who goes in and out of the unit since I would be renting out by room?

Maybe BP should create a graphic, like different color rings around profile picture (only 1 ring broken into quads) to indicate what type of investor you are - high/low $/door, STR/LTR, buy-hold/flip, Cbus vs rest of country, deal volume, etc.

Everytime I hear a text alert, or my telephone ring, I am hoping it is them to give me some sort of explanation.  

This isn't possible if you were standing there while they looked at the room (I hope you were).I would tell her it doesn't ring true but she is welcome to file a police report.

They are definitely the fastest way to get your phone ringing with motivated sellers.If you don’t want people to see you putting out the signs or don’t have time, just run an ad on Craigslist for someone to do it for you.

Ring doorbell or similar camera to check on who comes in and out, and smart thermostat so you can change the temp before guests arrive or when they leave.

We run in-person meetups in Northern New Jersey on the first WED of every month, but in July it's the second WED in Morristown.

I am always looking at properties (Christmas Day, Easter, July 4th, Birthdays, Weddings, vacations, etc.).

From their credit report, it appears they are making regular payments and haven't been late with any payments on anything in several years, so perhaps they just put their wedding on the cards or something and planned to pay it off, but I don't know.

They collect rent and you have to chase them for it, and I think they have a ring of deadbeat tenants that go from one house to the other, and pay a security deposit and nothing more
