Learn the area, meet other investors at meet-ups and one-on-one conversations, and once you feel more confident, you can make a purchase to live in.

There are a lot of ways to meet the requirement 

If the seller was also a builder and has plans, that could be a great shortcut, especially if they’re already approved or meet local codes.

@Christin Dorfling it's not if you're willing to go there as needed at least to get started - build a network, go to meetups, walk properties, meet people, etc..  

Hey again @Jerome Boudreaux Those phrases are both generally true (assuming you meet other qualifications), but the big requirements to me is the property must be your primary residence (small MF are eligible) and you don't have to have PMI.

It’s a great way to meet people who are actually doing deals and can share what’s working for them.Also, build a solid team.
