Being that I am an accountant I cannot advise towards or against any firm other than I will say to make sure you do your due diligence on any firm you hire.

I will do my regular due diligence when dealing with a new partnership and any deals they find. 

That would be a allowed but they should be doing more due diligence and requiring a lot more documentation than what an asset based lender would require.

My take on this is that you need to take responsibility for not doing your due diligence with hiring the right PM. 

Nobody forced you to buy a property as a investor you are entitled to do your own research and due diligence.

Don't go into this without due diligence!

It’s crucial to conduct your own due diligence, especially when it comes to rent comparisons and property sale prices.

Though I would caution you on hard money lending until you understand the industry a bit better, that can be very rewarding but you have to be able to do your due diligence on deals because you're turning over your hard-earned money to an individuals project, often a flip.
